                  Hay - Continuous availability

                  Continuous city water available

Note 1: Hay (round bales) are available in pastures year round for continuous foraging replacement.

Note 2: Stallions or difficult herd horses must be stall boards with limited and/or isolated pasture turnout in our isolation or stud pastures;

Note 3:  We provide labor barter options that reduce or even eliminate boarding fees depending on the options chosen and the availability of open feeding/cleaning slots. We operate around our two feeding and cleaning shifts daily The morning shift can start anywhere between 6 AM and 8 AM depending on

the preferences of the people working that shift. The afternoon shift is more seasonally dependent due to the length of the day and is kept at a more constant time to minimize conflicts with horse activities. The afternoon feeding time begins no later than 2 hours and no earlier than 3 hours before sunset. There are also options for owner provided feed due to special needs of the horse or owner preferences.

Note 4:  Pasture boarding is available on a limited basis. We maintain a minimum 1 acre per horse ratio and each stall owns an acre. The acreage available over and above the number of filled stalls are made available for pasture boarding. In conditions as with the recent drought or when we have reached our capacity relative to pasture health and hay availability we may not accept pasture boarding beyond those we currently have. In extreme situations a pasture board may have to upgrade to stall board to maintain a boarding slot.

 We will make every effort to assist the owner in the care of their horse. To that end we will provide reasonable additional labor to assist in providing extra care beyond the normal daily routine care for specialized tasks when the owner cannot be available. These items are tasks such as blanketing, masking, leg wraps or boots, bandages, and supplements. Tasks that are needed to insure the health of the horse. The stables will take on these additional care tasks when there is reasonable need for them due to weather, sickness, or injury, and is not a routine part of the horses care. For the stables to assume these as routine duties, additional charges will be made based on the labor required.

 Weekly rates are 1/3 monthly rates and Daily rates are 1/15 monthly rates. Delinquent charges are $30 per month per horse not paid by the 1st of the month. All due dates are the 1st of month. Initial fees are prorated to end of month. All fees are paid in advance with $100 deposit required for leases refundable at lease termination and payment of all fees due.

 Please note that we do not want to appear to be overcharging our boarders and we will do our best to handle any out of the ordinary tasks as part of our routine work. But please understand there is quite a lot of work involved in acquiring, storing, and utilizing the feed, hay, and bedding, then cleaning up afterwards. We feed, hay, turn out, turn in, each horse and clean each stall twice daily as part of what we do to make a smooth, routine operation. Then, there is maintenance of things that break frequently and at the most in-opportune time and with all that we always have several improvement projects going on. So you can imagine having to take someone away from their routine to hold a horse for the farrier because the owner didn’t show up to assist him, and then ask that person to do it for nothing. That doesn’t bode well for morale so the stable will try to compensate our valuable employees whenever it is reasonable to do so. Happy employees help make for a smooth operation and happy horses. And, that is what we want to have here....happy healthy horses.
